How we work
That is why our buildings look the way they were planned.
A course many projects know
A building with character. A lobby that makes guests pause. Rooms nobody wants to leave. The concept is ready, and it is magnificent.
Then construction begins. Structure, building services, fire safety, permits. Every phase costs more than expected. The interior waits patiently – it comes last, after all.
In the end the budget is gone in construction. Bespoke becomes catalogue, the concept becomes a compromise. The hotel opens, but only half as beautiful as planned.
We reverse the order. The interior comes first, with its own budget and its own responsibility. The architect focuses on building law and permits.
The first guest walks into the lobby. It looks like the concept. Not roughly. Exactly.
From over 30 years of projects
In Germany and most other European countries, the interior is often planned as part of the architectural brief. Furniture, lighting and textiles come last, when much of the budget is already committed to planning and construction.
What guests see and touch is then left with little room. Yet that is exactly where a hotel is booked, rated and recommended.
Our approach
We come from interior design. We plan interior architecture, furniture, lighting and textiles from day one, budget included.
The architect is responsible for building law and permits. We are responsible for everything the guest experiences.
Because we design and deliver ourselves, what gets built is what was planned. Made to measure, by more than 50 partner manufacturers.

Because furniture, lighting and materials affect wiring, connections, structure and budget. Planning them early avoids costly redesigns and protects the budget for what guests experience.
The architect is responsible for building law, permits and the building design. We are responsible for interior architecture, furniture, lighting and textiles – and deliver them ourselves.
Yes. In the questionnaire you choose what you need: furniture only, interior design, planning and supply, complete fit-out or full service with a partner architect.
Hotels, resorts, castles and historic estates, senior residences, restaurants and clubs in Germany and across Europe.
Because in the classic order the interior comes last. By then the extra costs of planning and construction have piled up, and the savings hit what guests see.
